Les paysages périurbains et leur prix

Are households willing to pay more for one house than another for the view it offers them? If so, what is the price of this particular landscape to be seen? The economic value of the landscapes of the Dijon peri-urban region is estimated through the combined input of quantitative geography and economic valuation methods. The contribution of geography consists in characterising the landscape seen on the basis of information reduced to the essentials: the relief and the objects placed on the ground. Next, the economic analysis, covering 4,050 real estate transactions, shows that certain features of the landscape have a significant price and that, consequently, the attractiveness of the peri-urban living environment is a factor in residential choice. The approach adopted is based on a bias: it aims at objectivity, through the application of quantitative models and reproducible methods.
